As an independent real estate agent who lives and breathes the area, I see an opportunity here, but also a huge challenge for the local housing market. So how will the move of thousands of engineers and high-tech families affect the area?
1. A tsunami of demand? Really? (Quality over Quantity)
The arrival of thousands of high-tech workers to the area will create strong demand for properties. It's not just about Kiryat Tivon; the circles will quickly expand to the high-quality surrounding communities, to the expansions of the Moshav HaEmek of Beit Shearim, Alonei Abba, Kfar Yehoshua Sde Yaakov and more...
And of course to the high-quality community settlements of Timrat, Givat Ela, and more.
The high-tech population is looking for exactly what we have in the valley to offer: excellent informal education, a warm and inclusive community, a connection to the land, education in values and nature.
2. Is the price increase inevitable? Is it immediate?
History shows that when an employment anchor of this magnitude is located in an area, real estate prices respond accordingly.
The demand for single-family homes in moshavim, kibbutzim, and community settlements is expected to surge, but not immediately, and there are 2 main reasons for this :
A. The prices of detached houses and lots in the valley have soared in the last two years. In recent months, there has been a halt in the increase in prices and even a slowdown in sales. This can be attributed to the long war, national mood, high interest rates, and financing capabilities.
B.
